Villa Roccamare is a great family beach house located in the renowned beach town of Castiglione della Pescaia on the Tuscan Coast. Long, sand beaches persist as locals and visitors enjoy the weather and atmosphere. Castiglione della Pescaia is in a strategic location, situated about 18 km from Grossetto and 25 from Follonica. The property is located in a private, quiet guarded residential community with 24-hour security, situated in a natural park full of floral and pine trees. Access to the residential area is through a guarded gate. Once access is granted, the property is found approx. one mile from the security booth. Entrance into the property is through a small gate which leads you into the gravel parking area which has plenty of space for 6-8 cars (externally) and a covered garage for another 2-3 cars. Up a set of 12 stone steps brings you to the stone/brick shaped villa. There is a lot of external and well-groomed garden area on this private piece of land. The villa is a 3-story house, very spacious, with lots of open space, light and cross-breeze. It is immersed in a private park, very private, and surrounded by many trees.

Entrance into the main door leads you into the large, double living room with sliding glass doors which access the back garden and dining areas. The large, internal living room boasts an oval dining table, to one side, and a large, sitting area with several couches, lounge chairs, flat screen TV, and stereo to the right. The living room also enjoys a large fireplace and DVD player. The kitchen, located off of the living room, has a small dining table for 4, a refrigerator/freezer, oven, 5-range stovetop, blender, toaster, and juicer. This area leads outside to a covered dining area which looks out over the parking area. The back garden and patio area offers several different seating areas, lots of trees and grass, and is situated like mini living rooms with small sofas, chairs, and coffee tables, as well as a rectangular glass dining table for 6. The patio area boasts a brick barbeque perfect for outside dining.

A private path roughly 100 yards long, leading out from the back garden, takes you to a paved roadway directly attaching to a path to the wonderful, long-as-the-eye-can-see sand beach (total walk time to the beach from the villa: 2 minutes). The beach is a great, large, long sand beach offering great views, small dining areas to sit, sun lounge chairs, and plenty of sand.

The main corridor from the main entrance of the villa, takes you behind the living room to the main bedroom area where there are two bedrooms on your left and one on your right. The two bedrooms on your left enjoy en-suite baths (with bathtub/shower), air conditioning, and direct access out onto the back garden and patio. One of the bedrooms is a king double, one is a twin. The bedroom on your right has double bunk beds (sleeps up to 4) and a bathroom directly outside the bedroom with a bathtub/shower.

There is a spiral staircase, upon entrance into the villa, going down to the left, leading you downstairs to a second living and sleeping area consisting of a staff bedroom (for guest staff; the staff bedroom enjoys twin beds), there is a separate laundry room with washer and dryer and refrigerator, a living room and three bedrooms. The living room boasts an L-shaped couch, a large glass shaped coffee table, lounge chairs, and small dining table with 6 chairs, and a TV.   There is a full bathroom with shower box off of the living room. Of the three bedrooms, one is a queen double and two are twins (one with en-suite baths with wall-shower; one with an external bath with shower box). The queen double boasts an en-suite bathroom with bathtub/shower. There is also a baby crib on-site if needed.

The villa is a simple beach house, great for a group of friends or family core. The bedrooms enjoy simple beach house furnishings, closet space, dressers, and the like. There is no air conditioning in the downstairs bedrooms.
