RESERVATION AND ENQUIRIES | OUR TRAVEL INSURANCE AGREEMENT

Are there hidden charges?
No. Luxury Properties Europe will not surprise you with hidden charges for gas, electricity,"special
housecleaning", etc. Be aware of hidden charges imposed on you by almost all short-term renta
l agencies. Even legitimate companies will routinely apply surcharges of $25 - $75/day!

The only additional charges which we make are:

  • Professional cleaning service if you request it. (For some of our properties this service is mandatory)
  • The home phone service is free, for local and incoming calls, you will have to purchase a phone card for your international phone calls.
  • Only if you damage the apartment or otherwise violate your rental agreement, would you risk further charges.
  • In case of Long-term rentals, utilities will be at your charge. We will help you to subscribe contracts with the different local providers.
  • Transportation from and to the airport/train station can be provided from our associate partners. This service is not included in our rental fee and will be quoted on demand.


Is my reservation guaranteed?
Yes. By paying your deposit we hold your apartment for you until your arrival. However, if for any reason we are unable to offer you the apartment you reserved, we may instead provide you with any apartment of equal or greater value at no additional cost to you. We have never had to do this but there are some circumstances beyond our control such as natural disasters.

What if I need to extend my stay for  an extra day or longer?
If no other guests have reserved your apartment following your original reservation, we will gladly extend it at the daily or monthly rate you had been paying if in the same season. If the same apartment will not be available we will offer you a similar one depending on availability.

What happens if I change my mind after I've paid my reservation?
If you cancel your reservation, 60 days before your arrival the 50% of the fee will not be refunded. Our cancellation policy is clearly explained in our Reservation form . RENTAL INFORMATION | RESERVATION AND ENQUIRIES | OUR TRAVEL INSURANCE AGREEMENT


Enquiring about availability and booking
To reserve an apartment, please fill out our Apartment Reservation Form in the bottom of the page of the property you are interested in. If you have any questions use the comments box in the form or email us info@luxurypropertieseurope.com
We will confirm the availability of the apartment you have requested and the rental rate for the dates you have specified on the Apartment Reservation Form. If you prefer, we can instead send you a fax confirmation of the apartment's availability rates along with a credit card authorization form (be sure to let us know in the comments box of the Reservation Form that you would like to receive a fax confirmation rather than an Email confirmation). We will then hold your apartment for 24 hours from our sending you the email (or fax) confirmation.
Within the 24-hour hold period, you must then make your Initial Reservation Deposit by filling out the credit card authorization form. Our reservation form clearly describe the amounts and how they are calculated.

Your Reservation Deposit
You do not have to make the payment within the 24-hour "hold" period, but unless you make the Initial Reservation Deposit within that period, we can not hold your apartment for you. The Initial Reservation Deposit is 50% of the total invoice and, once paid, reserves your apartment.
Once we have received your Initial Reservation Deposit, we will email or fax you an information sheet with details on your apartment. One of our company representatives will meet you at the apartment on the first day of your arrival and will give you two sets of keys and walk you through the apartment and answer any questions you may have. Our company personnel are available every day in Paris to answer questions or address your concerns.

The Balance two months before your Arrival
Within 60 days of arrival, the remaining 50% must be paid. It will be charged on your credit card without you sending us another fax for authorization.However we could ask you to paid the balance by cashier check. If you prefer to pay the balance ON ARRIVAL there is no problem, but you can pay only with cashier checks (in Euros), travelers check or cash. If you wish to pay in US dollars, the exchange rate will be the current between the buyer and seller at the time of arrival.

Security Deposit
Your security deposit will be refunded in full either upon cancellation of your reservation or at the end of your stay, provided no damage to the apartment or contents has occurred. If you paid in cash or certfied check, the security deposit will be refunded at the moment of your departure.

INSURANCE FOR RENTED HOLIDAY ACCOMMODATION YOUR CONTRACT N° 160 101 330 UNDER THE FRENCH INSURERS CODE OF GOOD PRACTICE This contract provides parties renting holiday accommodation for a period of less than 90 days with the benefits described below. The rented accommodation must be located in France or in a country bordering continental France.

SUBSCRIPTION
Insured Persons may benefit from the guarantees offered by the ADR policy by signing the contract for rental holiday accommodation and paying the ADAR premium that figures in the said rental contract indicating the indemnities. Other benefits, such as transportation may also be provided, if they are included in the rental contract and are covered by the premium. If the rental contract is for several families, then cover for each family corresponds to the portion paid. The rental contract is not cancelled and the cover provided by ADAR corresponds to the arithmetic portion of the affected family. Il is necessary to provide ADAR or the agency, with the name(s) of the joint policy holders.

GUARANTEES

1-Cancellation

The Insurer shall refund to the Insured Person all sums paid as down payment and all contracted colts in the event of the holiday being cancelled for any of the follo-wing reasons:
a) Serious illness, serious injury or death of the Insured Person or their spouse, their parents, mean any health problems that prevent the Insured Person from leaving their place of residence or the hospital where they are being treated on the date at which the period of rental begins. Employees shall provi-de a doctor's certificate for at least 8 consecutive days. Other workers shall pro-vide a medical certificate stipulating that they are unable to travel. Persons taking cures shall also provide evidence that they are covered by legal medical cover and that all expenses shall be refunded without any revenue clause.
b) Accidental damage to the Insured Person's home, second home or to a compa-ny belonging to the Insured Person occurring before the date of departure and requiring the presence of the Insured Person at the scene of the damage on the date of departure.
c) Lay-off or relocation of the Insured Person or their spouse, on the condition that they are notified by their employer alter the beginning of the period of insu-rance.
d) Road blocks or strikes that prevent the Insured Person from reaching the rented accommodation by road or by rail on the date of departure or during the follo-wing 48 hours, as certified by the local authorities of the district in which the holi-day accommodation is located.
e) If the Insured Person is obliged to cancel or curtail their holiday during the 48 hours preceding or following the start of the period of rental because the site is made inaccessible due to: pollution, floods, fire, natural catastrophe or epide-mic. Under this contract, these risks are considered to have occurred when access is totally dosed by the local authorities during the period of rental within a radius of 5 kilometres from the site.
f) Compulsory administrative attendance by official order.
g) Unavailability of the rented accommodation due to an unforeseen event such as fire, storm damage, Hoods or other natural phenomena.

2- Curtailment

In the event of curtailment for any of the reasons mentioned under CANCELLATION in paragraph a), b) e) f) and g), unused but contracted rental colts shall be refunded, limited to 15 000 ¤.

3-Search and rescue

The Insurer shall refund all mountain and sea search and rescue colts incurred by an official organisation in searching for and rescuing Insured Person, their spouse, parents or children, or any other persons mentioned in the rental contract up to a limit of 3 050 euros.

4- Personal liability for material damage.

The Insurer shall cover:
a) In the event of fire, explosion, lightning, floods: material damage caused to pro-perly belonging to the owner of the rented accommodation; material damage cau-sed to neighbours or third parties; any resulting loss, in rent or usage; in addition to any existing holiday insurance. This guarantee is limited to 1 525 000 euros.
b) Any accidental damage caused to: property included in the inventory and loca-ted inside the rented accommodation; any immovable property belonging to the owner of the rented accommodation.
This guarantee is limited to 2 300 euros after deduction of an excess of 45 euros. EXCLUSIONS
The following are excluded from the guarantees defined above:
Damage caused directly or indirectly by:
- Foreign wars: the Insured Person shall prove that damage had other causes.
- Civil war: the Insurer shall prove that the damage was caused by civil war.
-All direct or indirect effects of explosions, heat release, or irradiation due to atomic transmutation or radiation caused by the artificial acceleration of particles.
- Any damage for which the Insured Person is not liable.
- Any damage to the property of the Insured Person.
- Any damage to lights, fuses, electronic tubes, cathode tubes, semiconductor crystals, heating resistors and heating covers, any damage due to wear and tsar, breakage or the workings of
the damaged object.
- Theft of objects left in courtyards or gardens.
- Theft of objects Located in common areas shared by various tenants or resi-dents, except in the case of breaking and entering.
- Damage occurring when the premises containing the insured objects are occupied by third parties other than the tenant, his representatives or authorised parties.
- Suicide.
- Pregnancy.
- Accidents and illnesses whose origin was known prior to the period of insurance.
- Litigation or dispute regarding the description or inventory.
- Redundancy or relocation of employers or associates.

PRESCRIPTION-SUBROGATION
Any action resulting from this contract shall be subject to a prescription of two years as of knowledge of the occurrence of the event causing the said action. The Insurer has the right to claim against any person responsible for damage suffered by the Insured Person resulting in a claim.

HOW TO MAKE YOUR CLAIM?
You must inform your rental agency beforehand of the cancellation. Once you have received confirmation from your rental organisation, you must send to ADAR all the documents needed for your claim : medical certificate, hospital certificate, notice of redundancy from your employer, etc, at following address:
